Evaluation

Every home is different, with a varied appeal to potential tenants. AAA Property Management must judge each property for the rent it can achieve, the type of tenant it will suit and the owner will accept. Only discussion with the landlord and a personal inspection of the property by AAA Property Management staff can set the scene for a successful letting.

Recommendation

Knowing and understanding what tenants expect in today's market AAA Property Management will advise what rent rent can be expected. Our staff will also suggest any small improvements that might assist in letting
the property. We also advise landlords who are considering letting their property unfurnished. Personal possessions and or valuables should be removed, but the property should retain a lived in and homely appearance.

Marketing your property to let

After an initial visit to your property where rent and length of lease has been established, letting particulars are prepared. We display the property on our general letting list, window display and internal office display. We always accompany potential tenants when viewing the property, for this reason we require a key to ensure that we can view at all times. We advertise daily in the local press and your property will be included at regular intervals until a suitable tenant is found.

Once the tenant views the property and decides that they want to make an offer we seek both work references to ensure payment of rent and previous landlord references or parental guarantees from students or those who haven't lived away from home before.

Tenancy Agreement

AAA Property Management draws up a tenancy agreement between tenant and landlord. Both sign 3 copies that we countersign as witnesses. The landlord receives a copy as do the tenants and we keep a copy on file in the office.

Services

Gas/Electricity/Telephone supplies are normally transferred into the tenants names at the commencement of the tenancy. Landlords are advised and reminded to check accounts to ensure utilities have been transferred.

Appliances

Owners letting their property for the first time should ensure that all appliances are in good working order, i.e. washing machine/cooker/ fridge freezer etc. The cost of faulty appliances is borne by the landlord except where work to be carried out has resulted from neglect or damage caused by the tenants.

Inventory

We take a complete inventory of the property the day before the tenant moves in.

Deposit

One month's deposit is collected from the tenant at the commencement of the tenancy. This deposit which can be used to repair or replace any damaged items other than normal "wear and tear" to the property.

New Tenancy Agreement

AAA Property Management where instructed will draw up a new tenancy agreement where the original tenant wishes to remain in the property.

Protecting Your Investment

As you can see from the above letting procedure we take the responsibility very seriously. We feel it necessary to point out that if landlord decides not to take the management or rent collection services then he needs to
remember that either collecting the rent or checking bank accounts are important. Landlords should check their accounts a few days after the rent due date to ensure the rent has been lodged. If the rent has not been paid then the landlord should contact the tenant straight away to see if there is problem. Also we suggest the landlord makes frequent visits to the property during the tenancy. Where A.A.A. Property Management are employed to solely rent a property rather than managing it then the Landlord must note that the enquires or problems which may occur will be handled by the landlord and tenant who have signed the tenancy agreement. Some landlords initially decide to handle the property themselves but decide at a later stage to take up one of the management options. We would be delighted to discuss landlord's requirements at any time.

Letting Fee

Letting Fee 6% of Annual rent plus VAT @ 21 %
